Client:
Qiddiya Investment Company (QIC)
Capabilities:
A world-leading entertainment destination
Qiddiya is set to become the world’s largest integrated leisure and entertainment destination, located on a 300 square kilometre site southwest of Riyadh. Designed to attract more than 40 million visitors annually, the development will feature major theme parks, a 60,000-seat stadium and an F1 circuit alongside a broad mix of entertainment, hospitality and residential offerings.

A landmark masterplan
Cistri has provided real estate advice to Qiddiya Investment Company (QIC) across multiple stages of the project, supporting various aspects of the wider masterplan and development strategy.
Our work has included advice relating to the retail, residential, office and hospitality sectors, as well as the upcoming Dragon Ball theme park. The engagement required a strong understanding of market demand, visitor behaviour and the commercial dynamics of large-scale mixed-use developments.
Strengthening commercial and development outcomes
Through evidence-based analysis, we provided guidance on supportable real estate demand, market positioning, development phasing and financial forecasts.
Our advice is helping support the delivery of a globally competitive destination with a strong commercial foundation, ensuring the development can evolve sustainably while meeting long-term visitor, investment and operational objectives.
